"We all have the opportunity for continual growth and learning. The choice is ours as to whether or not we take advantage of that potential."
- Delphine Nguyen
Delphine Nguyen is the co-founder and managing partner of Che Capital Asset Management, a Chicago-based real estate private equity firm that acquires, develops, and operates multifamily, mixed-use, and commercial real estate across the United States. Under her leadership, the firm has invested in and improved a growing portfolio of communities across six markets and partnered with more than 100 accredited investors, building durable, cash-flowing assets that perform through every part of the cycle.
As managing partner, Delphine drives the work that determines results. She sources opportunities, leads due diligence, and assembles the capital, investor equity alongside bank financing, to acquire and develop each asset. She also owns the investor relationship end to end, maintaining consistent, transparent communication and delivering regular updates so partners always know how their capital is performing.
Delphine's foundation is in international business. She earned a bachelor's degree in Foreign Trade from the University of Danang and an MBA in 2000 from CFVG, the French-Vietnamese Centre for Management Education and one of Vietnam's most selective graduate business programs. She began investing in real estate in 2006 and moved into Chicago commercial real estate in 2009, turning a personal conviction that patient, carefully underwritten property is the surest path to generational wealth into an institution. She co-founded the firm with her husband and partner, Henry Che, whose two decades of leadership and consulting across the Fortune 500 pharmaceutical industry shape the firm's focus on housing anchored to stable, essential employment.
Delphine serves on the Chicago board of the CCIM Institute, commercial real estate's most rigorous designation for investment and financial analysis. Che Capital's platform runs the full spectrum, value-add acquisitions of Class B and Class C workforce housing, ground-up development of Class A apartments and mixed-use retail-and-residential communities, and land and commercial holdings, across six states: California, Illinois, Kansas, Texas, Kentucky, and Indiana. The firm is vertically integrated, operating and managing its value-add properties in-house so results are controlled rather than outsourced, and Delphine's underwriting stays deliberately conservative.
For investors who have built their success across two worlds, Delphine offers a partner who has done the same. As a Vietnamese-American entrepreneur, she understands both the rigor of U.S. capital markets and the values, family, discipline, and legacy that shape how many Southeast Asian families approach wealth. She brings the transparency and cultural fluency that cross-border investors expect.
A mother of two college-age daughters, Delphine extends the same care beyond her own family. She has coached her daughters and their cousins in business and investing, and remains the mentor these young adults turn to whenever they need the counsel of an experienced owner and investor. She also believes wealth is meant to be shared at the table; she loves cooking homemade meals for friends, family, and her daughters' college friends, certain there is something about a warm kitchen and a house full of laughter and conversation that no balance sheet can capture. It is the same long view she brings to investing: real assets, real relationships, and a legacy built to outlast a single generation.
